12,000 BTU Mini Split Systems
12,000 BTU is the most-installed mini split size in North America for one reason: it matches the room sizes most homeowners actually need to climate-control. Master bedrooms, living rooms, finished basements, and home offices in the 350–550 sq ft range. Zone Air's 12K systems are available in three indoor unit styles — wall mount, ceiling cassette, and concealed duct — at 22–24 SEER2 efficiency.

What 12,000 BTU Actually Means
A BTU rating measures cooling output per hour. 12,000 BTU equals 1 ton of cooling capacity — enough heat removal to melt a ton of ice over 24 hours. In practical terms it covers a room of 350–550 sq ft with average insulation and 8 ft ceilings. Sun-facing rooms or rooms with vaulted ceilings derate to 400–500 sq ft. Kitchens add roughly 4,000 BTU of cooking heat at peak, so a 12K is borderline if your kitchen is part of the open plan.
If your room is under 300 sq ft, 12K is oversized — short-cycling kills efficiency and humidity removal. The 9,000 BTU systems are a better match. Above 600 sq ft you'll want 18,000 BTU or a multi-zone bundle from /products/bundles/.
Choosing a Form Factor at 12K
The same 12K capacity is available in three indoor unit styles, and the choice usually comes down to what's behind the wall or above the ceiling.
- Wall mount — easiest install, lowest price, indoor unit visible at the top of a wall. Best when the wall has stud space and the ceiling is finished.
- Ceiling cassette — recessed flush into a drop ceiling with four-way airflow. Best for offices and modern interiors where wall real estate matters.
- Concealed duct — air handler hidden above a soffit or in an attic, ducted to ceiling vents. Best for whole-house aesthetic continuity. Note: rated 11K but classed and marketed as 12K.
115V vs 230V at 12K
Zone Air's 12K 115V wall mount plugs into a standard outlet — no electrician, no breaker work, $1,999. It's the right call for renters, garages with limited circuit capacity, and weekend cabins where you don't want to invest in a dedicated circuit.
The 12K 230V wall mount at $2,289 needs a 20A 230V circuit, but in exchange you get 24 SEER2 instead of 23, longer maximum lineset runs, and the option to expand into a dual-zone setup later. Most homes with central AC or an electric dryer have spare 230V capacity already.
DIY Installation at 12K
Every Zone Air 12K system ships with a pre-charged R454B refrigerant lineset, so the install needs no vacuum pump and no EPA refrigerant license. The 115V version requires only a standard outlet. The 230V version needs a dedicated 20A breaker. A 12K wall-mount install runs 4–8 hours for a first-time DIYer; a cassette or concealed install adds 2–4 hours for ceiling work.
