Manufactured homes are a good match for ductless. The original ducting usually runs under the floor and is the first thing to deteriorate, the factory furnace sits in a closet in the middle of the home, and replacing either is expensive. A mini split puts the capacity in the rooms and skips the duct question entirely.

Sizing by single-wide or double-wide
A single-wide typically runs 600 to 1,100 sq ft in a long, narrow layout. If the living area is open, one 18,000 BTU head placed centrally covers a surprising amount of it — but the bedrooms at the far end will not get much, because a mini split cannot push air past a closed door. A two-zone system with a head in the living area and one in the main bedroom is the configuration most single-wides actually want.
A double-wide runs roughly 1,100 to 1,800 sq ft with a genuine room layout, and that is three-zone territory: living area, main bedroom, and the second bedroom or den. Run the actual floor plan through the sizing calculator rather than sizing from the total square footage, because in a manufactured home the room divisions matter more than the total.
Mounting on manufactured-home walls
This is the one place a manufactured home differs from site-built construction and it is worth planning around. Wall framing is often 2x3 or 2x4 on wider spacing than a site-built house, and the interior finish may be panelling rather than drywall. The indoor head is not heavy, but it needs to land on framing or on a backer you add — not on panelling alone.
Find the studs before you commit to a location, and add a horizontal backer between studs if the spot you want does not line up. The wall penetration for the line set wants the same care: seal it properly on both faces, because manufactured-home wall assemblies are less forgiving of a sloppy hole than sheathing and siding.
Where the outdoor unit goes
On a ground pad beside the home, not hung off the wall. Manufactured-home walls are not built to carry a condenser, and skirting complicates a wall mount anyway. A pad also keeps the unit level, which matters for drainage and compressor life.
Keep the condenser clear of the skirting so airflow is not choked, and give it enough height to stay above snow line if you are somewhere that gets it. The line set then runs through the wall or under the floor to each head, in pre-charged lengths up to 50 ft.
Replacing a failing furnace or wall AC
Most people arrive at this because the factory furnace has failed or the through-wall AC is on its last season. A ductless heat pump replaces both functions in one system — it cools in summer and reverses to heat in winter, rated to keep producing heat down to -13°F, so there is no separate furnace to maintain.
That also removes the under-floor ductwork from the equation. In an older manufactured home that ducting is frequently crushed, disconnected, or leaking into the crawl space, and repairing it can cost more than the heating equipment. Going ductless sidesteps it rather than paying to fix it.

What size mini split do I need for a mobile home?
It depends on the layout more than the square footage. A single-wide of 600 to 1,100 sq ft with an open living area is usually one 18,000 BTU head plus a second zone for the far bedroom. A double-wide of 1,100 to 1,800 sq ft is normally a three-zone system covering the living area and two bedrooms. Because a mini split cannot push air through closed doors, count the rooms that need their own temperature and size a zone for each.
Can a mini split replace the furnace in a manufactured home?
Yes. A ductless system is a heat pump, so the same equipment cools in summer and heats in winter, rated to keep producing heat down to -13°F. That removes the factory furnace and its under-floor ductwork from the picture — worth knowing if that ducting is already crushed or leaking, since repairing it can cost more than the heating equipment itself.
Will the wall hold the indoor unit?
With the right backing, yes. Manufactured-home framing is often lighter and more widely spaced than site-built construction, and the interior surface may be panelling rather than drywall, so the head must land on framing or on a backer you install between studs. Locate the studs before choosing the position. The outdoor condenser should go on a ground pad beside the home rather than on the wall.
Do I need permission from the park to install one?
Usually yes if you are in a mobile home park, and it is worth asking before you buy. Parks commonly have rules about exterior equipment placement, pads, and how close a condenser can sit to a lot line. The install itself is homeowner-friendly, but the placement approval is the part that can hold up a project, so start there.
Can each room be set to a different temperature?
Yes. Every indoor head on a multi-zone system has its own remote and its own set point, so one room can hold 68°F while another sits at 74°F or stays off entirely. That independence is the main reason to run a multi-zone system instead of trying to push air from one oversized head into an adjoining room.
Can I install this mini split myself?
Yes. Every Zone Air system ships with the refrigerant sealed inside a pre-charged quick-connect line set, so the refrigerant circuit is never opened during installation — no vacuum pump, no manifold gauges, and no EPA Section 608 certification. A single-zone install typically runs four to eight hours: mount the indoor head, set the outdoor condenser, route and hand-tighten the line set, run the condensate drain, and make the electrical connection. Check local building codes, and hire an electrician if the job needs a new circuit.
Do I need a 240V circuit, or will a regular outlet work?
It depends on the size. Zone Air 9,000 and 12,000 BTU systems come in a 115V version that runs on a standard household outlet and a 15A single-pole breaker, so many installs need no new service at all. The 18,000 BTU system and every multi-zone system require 208-230V. If the space already has a 240V circuit for a dryer, welder, or shop tool, the harder half of the electrical work is done.
Is the line set included?
Single-zone wall mount systems ship with a 16 ft pre-charged line set in the box. Ceiling cassette systems, concealed ducted systems, and every multi-zone system are priced without the line set, which is bought per zone — from $229.99 for a 16 ft run, or $279.99 on the 18K line — so you only pay for the run lengths your layout actually needs. Longer runs are available at a length upcharge.
Will it still heat in the winter?
Yes. These are heat pumps, not air conditioners with a strip heater bolted on — the same system that cools in summer runs in reverse to heat in winter, and Zone Air systems are rated to keep producing heat down to -13°F. In a poorly insulated or unheated space the recovery time from cold is longer than in a finished room, so size for the heating load rather than the cooling load if winter is the harder season where you live.
What warranty comes with the system?
Zone Air systems carry a 5-year parts warranty and a 7-year compressor warranty, with live technical support if you get stuck partway through an install. Installing the system yourself does not void the warranty — the pre-charged line set is designed for exactly that.
