Why two rooms needs two heads
The most common mistake with two rooms is buying one oversized head and hoping it reaches both. It does not work. A mini split conditions the air around the indoor unit and relies on that air circulating freely — which happens in an open great room and does not happen through a doorway, down a hall, or up a stairwell. The result is one room that is too cold and one that never gets comfortable, from a system that is running harder than it should.
A 2-zone system fixes this properly: two indoor heads, one in each room, both connected to a single outdoor condenser. You get one outdoor unit, one set of electrical, and independent temperature control in each space.
How to size a 2-zone system
Size each room first, then check the combined total. A 2-zone system is described by its total capacity — a 24,000 BTU system is two 12,000 BTU heads, a 21,000 BTU system is a 12,000 and a 9,000 — so the split matters as much as the sum.
Two similar bedrooms usually take a matched pair (9K+9K or 12K+12K). A living room plus a bedroom usually wants a mismatched pair, with the larger head on the living space. Getting this wrong in the direction of a too-small head on the bigger room is the failure mode worth avoiding, because no amount of total capacity compensates for the wrong head in the wrong room.
What this costs against two separate systems
Two single-zone systems would give you the same room-by-room control, so the case for a 2-zone system is the outdoor unit: one condenser instead of two, one wall penetration instead of two, one electrical circuit instead of two, and one piece of equipment taking up space outside instead of a pair.
The tradeoff is worth stating plainly: on a 2-zone system both heads share one compressor, so if the outdoor unit needs service both rooms are affected. Two independent systems are more redundant and more expensive. For nearly every home application the single-condenser configuration is the better trade.

Can one mini split cool two rooms?
Not well, if the two rooms are separated by a door. A single indoor head conditions the air around it and depends on that air circulating, which does not happen through a doorway. It can work where two "rooms" are really one open space — a living room that flows into a dining area, for example. For genuinely separate rooms, a 2-zone system with a head in each is the configuration that works.
What size 2-zone mini split do I need for two rooms?
Size each room individually at roughly 20 BTU per square foot, then pick the system whose head sizes match. Two 300 sq ft bedrooms take a 9K+9K system; a 500 sq ft living room plus a 300 sq ft bedroom takes a 12K+9K. Match the head to the room rather than only matching the total capacity — a system with the right sum but the wrong split leaves the larger room undersized.
Can each room be set to a different temperature?
Yes. Every indoor head on a multi-zone system has its own remote and its own set point, so one room can hold 68°F while another sits at 74°F or stays off entirely. That independence is the main reason to run a multi-zone system instead of trying to push air from one oversized head into an adjoining room.
Do both rooms need to be on the same floor?
No. Both indoor heads connect back to the same outdoor condenser through their own line sets, so one head can be upstairs and one downstairs, or one in a garage and one in an adjoining office. What matters is the line-set run length between each head and the condenser, so plan the condenser location with both runs in mind before you mount anything.
Is the line set included?
Single-zone wall mount systems ship with a 16 ft pre-charged line set in the box. Ceiling cassette systems, concealed ducted systems, and every multi-zone system are priced without the line set, which is bought per zone — from $229.99 for a 16 ft run, or $279.99 on the 18K line — so you only pay for the run lengths your layout actually needs. Longer runs are available at a length upcharge.
Do I need a 240V circuit, or will a regular outlet work?
It depends on the size. Zone Air 9,000 and 12,000 BTU systems come in a 115V version that runs on a standard household outlet and a 15A single-pole breaker, so many installs need no new service at all. The 18,000 BTU system and every multi-zone system require 208-230V. If the space already has a 240V circuit for a dryer, welder, or shop tool, the harder half of the electrical work is done.
Can I install this mini split myself?
Yes. Every Zone Air system ships with the refrigerant sealed inside a pre-charged quick-connect line set, so the refrigerant circuit is never opened during installation — no vacuum pump, no manifold gauges, and no EPA Section 608 certification. A single-zone install typically runs four to eight hours: mount the indoor head, set the outdoor condenser, route and hand-tighten the line set, run the condensate drain, and make the electrical connection. Check local building codes, and hire an electrician if the job needs a new circuit.
Will it still heat in the winter?
Yes. These are heat pumps, not air conditioners with a strip heater bolted on — the same system that cools in summer runs in reverse to heat in winter, and Zone Air systems are rated to keep producing heat down to -13°F. In a poorly insulated or unheated space the recovery time from cold is longer than in a finished room, so size for the heating load rather than the cooling load if winter is the harder season where you live.
What warranty comes with the system?
Zone Air systems carry a 5-year parts warranty and a 7-year compressor warranty, with live technical support if you get stuck partway through an install. Installing the system yourself does not void the warranty — the pre-charged line set is designed for exactly that.
